What the signal supported

  • An identifiable public environmental source existed.
  • The project was described as a residential building in Luque.
  • The source declared 153 apartments and 6 levels.
  • The entity showed prior activity in public filings.

What it did not establish

  • That a municipal construction permit existed.
  • That title, liens, or the cadastral account had been validated.
  • That construction would advance, be delivered, or meet price and timing.
  • That the 30 August listing was the first commercial visibility.
Buyer-relevant finding

The environmental source described 153 apartments; InfoCasas describes 165 units and 4 towers. This may be an expansion, a different version, or a listing error. We do not resolve it by inference: it becomes a documentary question for the seller and notary.

Controls against cherry-picking

Two cases that prevent a perfect story

Already public

Venire Las Lomas

The commercial article is dated 25 September 2023. The environmental source is dated 12 August 2025: 687 days later. There is no documentary first-look here, and OJOPY must not present one.

Incomplete match

Aura Japandi Residences

The feed did not attribute a portal date and Aura had no stored OJOPY score history, but we found a listing updated 28 October 2025. The environmental source is dated 9 December 2025: 42 days later. This is a matching false negative, not absence from the market.

Evidence outranks the story

1An environmental signal never equals construction, a municipal permit, clean title, or a buying opportunity.
2Timing advantage is only shown against a specific dated commercial source, never against the whole market.
3Not located means the matching process did not find it; it does not prove absence.
4Conflicts between sources become verifiable questions, not an invented answer.
